If your application is accepted and you decide to rent the apartment, you will have to enter into a guarantee consignment contract and rental agreement.<\/p>\n<\/p><\/div>\n<\/div>\n<div class=\"c-heading c-heading--h3\">\n<div class=\"c-heading__inner\">\n<h3 class=\"c-heading__label\">Tip<\/h3>\n<\/p><\/div>\n<\/div>\n<div class=\"c-heading c-heading--h4\">\n<div class=\"c-heading__inner\">\n<h4 class=\"c-heading__label\">Providing an emergency contact person<\/h4>\n<p class=\"c-paragraph\">Rental applications require you to provide an emergency contact person (\u7dca\u6025\u9023\u7d61\u5148, <span style=\" font-style:italic;\">kinkyu renrakusaki<\/span>). This person is often mistaken for a joint guarantor, but in fact they are simply an emergency contact and have no legal liability for any payments.<\/p>\n<\/p><\/div>\n<\/div>\n<div class=\"c-heading c-heading--h4\">\n<div class=\"c-heading__inner\">\n<h4 class=\"c-heading__label\">Beware of application deposits!<\/h4>\n<p class=\"c-paragraph\">Some agencies may request that you pay an application deposit, often called <span style=\" font-style:italic;\">azukarikin<\/span> (\u9810\u308a\u91d1), <span style=\" font-style:italic;\">moushikomikin<\/span> (\u7533\u8fbc\u91d1), <span style=\" font-style:italic;\">moushikomishoukokin<\/span> (\u7533\u8fbc\u8a3c\u62e0\u91d1), <span style=\" font-style:italic;\">yoyakukin<\/span> (\u4e88\u7d04\u91d1), or <span style=\" font-style:italic;\">koushouazukarikin<\/span> (\u4ea4\u6e09\u9810\u308a\u91d1). Although Japanese law specifies that agencies must return the application deposit if the applicant cancels the application, disputes over the return of deposits are common. Authorities urge agencies not to request application deposits. If a real estate agency insist that you pay an application deposit, use another agency.<\/p>\n<\/p><\/div>\n<\/div>\n<div class=\"c-heading c-heading--h3\">\n<div class=\"c-heading__inner\">\n<h2 class=\"c-heading__label\">Understand Your Rental Agreement<\/h2>\n<p class=\"c-paragraph\">Before signing the rental agreement, have the real estate agent explain the important points of the agreement to you. If there is something you do not understand, ask questions.<\/p>\n<p class=\"c-paragraph\">\n\t\t\tSpecial clauses may be added to your rental agreement. These details should be explained to you in person while referring to the written contract. The term for a typical lease is 2 years. If you plan to stay less than two years, you should mention this to the real estate agency beforehand.<\/p>\n<\/p><\/div>\n<\/div>\n<div class=\"c-heading c-heading--h2\">\n<div class=\"c-heading__inner\">\n<h2 class=\"c-heading__label\">Contract Renewal Fees<\/h2>\n<p class=\"c-heading__lead\">When you want to renew your contract, you usually have to pay a renewal fee of 1 month\u2019s rent, agreed upon by you and the landlord. You may also have to pay a commission to the real estate agency for preparing the new contract.
